    Queen Anne Hill, Seattle, WA

    site concept
The house is thoughtfully sited to the North portion of the lot in order to maximize the unobstructed views while creating a large, private yard to the South. The house takes advantage of the views and natural topography while creating easy access for both vehicles and pedestrians. It was important to create a foot-friendly access to the house, while maintaining ample off-street parking for both owners and visitors alike.

    design concept
This custom urban home works to bring a contemporary style of living together with hints of traditional Queen Anne aesthetics by incorporating a subtle blend of clean, modern lines with rich comfortable materials. The house is essentially two simple forms (a rectangle and a box) that are juxtaposed to take advantage of the dynamic views.

A complete makeover to a Palm Springs home
    PALM SPRINGS HOUSE

Smoke Tree Ranch, Palm Springs, CA

    design concept
The client sought to gain a sense of informality and ultimately to convert this mid-century house into a comfortable ranch home. As a winter home, to be used during Palm Springs' "cool" season, the client requested that there be a seamless relationship between the indoors and outdoors. The home was completely reorganized in order to gain larger, more casual spaces. With careful treatment of materials, the scale of the new rooms was brought to a comfortable level. Along with the interior, the landscape was completely rethought in order to create an oasis within the courtyard setting.

    design concept
RRD worked with the Owners of this 1920’s home to create open spaces that would accommodate a modern style of living, while retaining the feel and detailing of a home built almost 90 years ago. The use of white painted custom-built inset cabinetry, white beveled subway tile, and white Carrera marble countertops provide a clean and simple backdrop for the rich walnut island and dark oak floors. This house successfully provides traditional aesthetics with functional spaces.

    design concept
When the Owner’s of this contemporary home located near Lake Sammamish approached RRD, they were using about 50% of the existing 1,500 square foot main floor. The existing house was broken up in a way that made circulation between rooms seem unnatural and laborious. By removing a few key walls, reorganizing the spaces, and updating all of the finishes, including new quarter-sawn oak flooring throughout, the house was transformed into a comfortable, modern space for living and gathering. As avid chefs and entertainers, the owners wanted a kitchen that was functional for both cooking and hosting. The use of Caesarstone countertops, glass tile and rift-sawn oak built-ins help give this 1,500 square foot great room a progressive aesthetic.

    BATHROOM REMODEL

    Edgewood, WA

    design concept
Ryan Rhodes Designs was hired to create a master plan for the phased update and remodel to this early 1980’s Northwest Contemporary home located in Edgewood, Washington. The first phase to be completed was the Master Suite, which included the extensive remodel of the 380 square foot Master Bathroom. The Owner’s wanted to create the feeling of a spa by opening up the floor plan and incorporating warm, yet simple materials. At the same time, their objective was to keep this first phase of construction true to the original character of the house. The use of Vertical Grain Fir, which is a prevalent material throughout the house, helped tie the new construction in with the existing. A simple palate of Jerusalem Gold Limestone tile and slab, and glass accent tile creates a warm, spa-like setting.

    PHINNEY RIDGE REMODEL

    Seattle, WA

    design concept
This 1905 craftsman house was remodeled to appear as if the new portion of the house was built at the same time as the rest of the house. The orientation of the house was reworked to address the territorial views to the west and grant access to the most private portion of the yard.
